CCM to build two shopping centers this year

Square footage of both projects will total 82,000

Commercial Centers Management, Inc. (CCM) is rolling up its sleeves this year and building two strips-malls, one in Juncos, another in Caguas. The projects, which together will occupy a total 82,000 square feet, are already seeing interest from retailers looking to open there.

 

Galería Juncos, with 22,000 square feet, is expected to begin construction within the next few weeks, according to Leasing Director Yvette Meléndez. She indicated this mall is being built where the former Palmas Printing building was, at the intersection of Road 30 and Road 31. The building is being remodeled to house several retailers.

 

Meléndez said some retailers have already signed up for spaces at Galería Juncos. Auto Zone signed for a 7,300-square foot space and Rent-A-Center and Wendy's signed up for slightly smaller spaces.

Galería Juncos will have 135 parking spaces, according to the blueprints for the project. It will be adjacent to retailers such as Ralph's Food Warehouse and Juncos Shopping Center, and also near the Amgem Manufacturing plant. Within a one-mile radius there is a population of 11,715 with an average household income of almost #20,000, according to company information.

 

 

The other project, Primavera Shopping Court in Cidra, is expected to begin construction this summer, Melgndez disclosed. This project consists of a strip mall with four freestanding buildings and will occupy 60,000 square feet. Although no leases have been signed, Meléndez said she is in conversations with several retailers and expects to have a supermarket and services in this project.

 

Primavera Shopping Court is located on Road 172, near housing developments such as Sabanera and Hacienda Primavera. There are 4,000 households within a one-mile radius, and more than 12,200 within three miles, with household incomes from $27,000 to $30,700, according to company information.

 

Meanwhile, CCM is ready to welcome tenants at El Monte Town Center, a 60,000-squere-foot strip mall in Ponce with five freestanding buildings occupying up to 4,000 square feet each, said Executive Vice President Jorge Fournier. "Tenants will be able to start moving in next month," he said adding that the mall is 90% leased.

Some of the tenants at El Monte Town Center are Doral Bank, Wendy's, Church's and an El Mesón/Baski Robbins combo store.

 

CCM, founded in 1977, is a real estate firm dedicated to commercial real estate management and asset management services in Puerto Rico and Florida. It manages more than 3 million square feet of retail space, 1.8 million of which are located in Puerto Rico.
