Jorge Fournier, Esq., CPA
President
Jorge Fournier is a commercial real estate specialist with a specialization in leasing, acquisitions, dispositions and management of commercial real estate. Fournier is responsible for overseeing the general operations of the company; research, acquisition, development, and leasing, among other aspects. Jorge joined the CCM Family in 1991.
Betsy Álvarez, CPA, MBA
Senior Vice President of Operations & Finance
Betsy Alvarez has a solid background and extensive experience in all aspects of financial analysis reporting, auditing, taxes, management advisory, and accounting, and software system consulting. Prior to joining CCM, she worked for one of the largest local CPA firms, where she obtained a vast experience in different industries, including real estate. She served as vice-president and manager at the Internal Audit Department of The Government Development Bank for Puerto Rico, complementing her experience in the areas of investments, local government, federal funds, as well as compliance audits for federal programs.
Yvette Meléndez
Vice President of Leasing
Yvette Meléndez is Vice President of Leasing at CCM Puerto Rico. She joined the company in 1999 and is a licensed Real Estate Broker in PR. Her responsibilities include procurement, follow-up, and closing of all leasing activities at CCM. Yvette has over twenty years of experience in international sales and marketing in the retail industry. She worked for 14 years as Caribbean Business Manager for Estée Lauder and was instrumental in the roll out of the Lauder brands throughout the Caribbean. After a brief period as Sales and Marketing Manager for Elizabeth Arden Puerto Rico, Yvette crossed over to the retail aspect of the business as Vice President of ABC Netherlands. She was responsible for all sales and marketing activities for 20 stores throughout St. Thomas, St. Maarten, Aruba, Curacao, Bonaire and the Duty Free Stores at Luis Muñoz Marín Airport in San Juan, Puerto Rico. She graduated Magna Cum Laude from the University of Puerto Rico with a degree in Secretarial Sciences.
Maria Fernanda Vélez-Pastrana, Esq.
Leasing Director
Maria Fernanda Vélez-Pastrana joined CCM in October 2021 as Leasing Director. As Director of the leasing department, she supports and co-leads this dynamic leasing team to preserve CCM’s excellent service-oriented reputation whilst growing new business in the Puerto Rico real estate market. Currently, the leasing department manages all new lease negotiations, lease renewals, and tenant support for over 600 tenants in over three million sq. ft.
Prior to joining CCM, Maria Fernanda worked in the litigation Department at McConnell Valdés until 1998, when she established her own law practice concentrating on commercial real estate, property management, commercial counseling, contractual litigation, and commercial bankruptcy cases. With this vast experience in civil law and a leadership style that focuses on teamwork and innovation, Maria Fernanda is a great asset to CCM.
Maria Fernanda is proud to be part of CCM’s philanthropic interests and an active participant in CCM’s outreach events. Independently, she is involved with Proyecto Enlace-Caño Martin Peña, a project committed to improving the quality of life for that community. She also serves as a member of Notarios por Puerto Rico, which provides free notarial services in underprivileged communities.
Maria Fernanda obtained her BA from the University of Puerto Rico, graduating Magna Cum Laude. She obtained a Juris Doctor from the University of Puerto Rico School of Law, graduating Magna Cum Laude. She practiced before the Puerto Rico Supreme Court, the U. S. District Court for the District of Puerto Rico, and the U.S. Court of Appeals for the First Circuit. She is a licensed real estate broker.
Omarys Rosado
Leasing Representative
Omarys Rosado joined the company in 2012. She is a Licensed Broker and graduated Magna Cum Laude from Universidad del Este with a Bachelor Degree in Accounting. She is responsible for all leasing activities. Omarys is an active member of the International Council of Shopping Centers (ICSC).
Salvador Yapur, BSCE, PE
VP Engineer in charge of new construction development
Salvador is a licensed engineer with a Bachelor’s in Science of Civil Engineering from the Polytechnic University of PR. Active member of the Puerto Rican Association of Engineers and Surveyors (CIAPR). He has more than 15 years of experience in the development of Residential and Infrastructure projects. He has a proven record supervising teams of Architects, Engineers, Construction Managers, General Contractors and subcontractors to successfully complete projects within the owner’s requirements.
Eng. Yapur has developed nearly 1MW of photovoltaic systems for Commercial Centers Management. Ing Yapur was involved in the team that performed the first three solar commercial systems that received a 75% incentive from the Office of Energy of Puerto Rico leading the construction process. Ing. Yapur also worked directly with the development of the ARRA funds energy efficiency program for the properties obtaining 50% refund from the investment in the properties. Salvador joined the CCM family in 2009.
Eng. Noed O. Montes, PE, MEM, PMP
VP of Operations
Eng. Montes possess a degree from the Polytechnic University of Puerto Rico majoring in Science/Mechanical Engineering and a Master’s degree in Engineering Management with concentrations in construction management and operations management. Eng. Montes is also accredited as a professional engineer in Puerto Rico and as a project management professional. Mr. Montes has been on the management team since 2010 and joined the CCM family in 2007.
Luis Rentas BSCE
Manager
Mr. Rentas has a Bachelor of Science in Civil Engineering from UPR Mayagüez Campus. He is also a certified Project Manager with experience in the construction industry since 1994. His knowledge is mainly oriented to commercial construction, having completed a great number of projects from beginning to end, within budgets and deadlines. Luis Rentas joined the CCM family in 2013.
Alan O. Muñoz, BSCE, EIT
Manager
Mr. Muñoz has a Bachelor’s Degree of Science in Civil Engineering from Polytechnic University of Puerto Rico. Certificate and trained in Occupational Safety and Health Administration (OSHA for the Construction Industry). His past work experience comes from the construction industry where he worked as a project engineer and cost estimator in Leaf Structures and Glass Structures Corp, developing commercial and governmental projects He also worked as a steel structure designer in the remodeling of Parque de las Ciencias of Bayamon. Alan Muñoz joined the CCM family in 2013.
René Moreno
Manager
Mr. Moreno has a Bachelor Degree in Civil Engineering Sciences from Polytechnic University of Puerto Rico. He is certified and trained by Occupational Safety and Health Administration OSHA for the Construction Industry. His experience includes projects in the construction industry and vast knowledge in commercial roof waterproofing projects where he worked as engineer inspectinng projects. He is responsible for planning and directing daily operations at various commercial properties.
Carlos Matos
Manager
Has a title from Turabo University with a major in Mechanical Engineering Sciences plus a minor in Project Management. His experience includes working for the pharmaceutical and aeronautics industries in Puerto Rico. Also worked as assistant Project manager in the Green Building Follow-On Project at the Federico Degetau Federal Office Building. Is an active member of Colegio de Ingenieros y Agrimensores de Puerto Rico (CIAPR). Carlos joined the CCM family in 2019.
Marilid Lopez, BSCE
Manager
Mrs. Lopez has a Bachelor’s Degree of Science in Civil Engineering from Polytechnic University of Puerto Rico. Certificate and trained in Occupational Safety and Health Administration (OSHA for General Industry Safety and Health). Her experience includes being a project inspector in the construction of the pedestrian bridge in Cupey Station-Tren Urbano. Also worked as project estimator and insurance adjuster after Hurricane Maria. Marilid joined the CCM family in 2022.
Gladys Peña, MBA
Purchasing Department
Gladys joined CCM already having over 18 years’ experience in the area of procurement management. Her goal is to save money and get the best quality products for the properties we manage. She is responsible for contracting the services and materials needed to optimize and maintain the properties in outstanding conditions, in order to create value. She has a Master’s Degree from the University of Phoenix Puerto Rico in Business Administration with a concentration In Accounting and joined the CCM family in 2004.
Yolanda Lozada
Executive Assistant to Senior VP of Operations and Finance
Mrs. Lozada is responsible for assisting the Senior VP of Operations and Finance in the coordination of the administrative work for the company and the Information Systems to achieve corporate efficiency in our organization. Since 1992, Mrs. Lozada has acquired experience in office management and joined the CCM family in 1998.
Luz Rivera
Building Administrative Assistant
Mrs. Rivera is responsible for assisting the operations team with the buildings under our management. Since 2007, Mrs. Rivera has acquired experience in office management and within the CCM family.
Carol Barreto
Building Administrative Assistant
Mrs. Barreto has a Bachelor’s Degree in Management from Recinto UNE Carolina and a Master’s Degree in Management with minor in Human Resources from Umet Cupey. Mrs. Barreto is responsible for assisting the operations management team with the inline properties. Since 1987, Mrs. Barreto has acquired experience in administrative duties. Mrs. Barreto joined the CCM family in 1998.
Vimarie González, MBA
Controller
Mrs. González is responsible for the overall planning, organization, and managing of CCM’s accounting department since 2001. Her functions include overseeing the completion of the financial statements and reports, annual budgets, compliance of internal controls, and cash management. She graduated Magna Cum Laude from the University of Puerto Rico with a BBA in Accounting & Finance. She also has an MBA in Human Resources Administration and Accounting.
Pedro A. Astacio Cintrón, MBA
Accounting Supervisor
Pedro Astacio has experience in managerial and accounting tasks since 2004. He joined CCM in 2015 and has been promoted to various positions within CCM’s accounting department. Currently is responsible for leading a group of accountants to provide quality and accuracy in the financial statements and reports. He has a Bachelor of Business Administration with a concentration in Accounting from the University of Puerto Rico, as well as a Master of Business Administration with a concentration in Finance, which he obtained with excellent grades. In addition, he has a Real Estate Broker license.
Fernando L. Velázquez, CPA
Accounting Supervisor
Fernando L. Velázquez joined the CCM team in May 2021. Fernando is responsible for ascertaining adequate accounting records and financial reports, preparation of budgets and forecasting, explaining periodic variances and compliance with government related reporting.
Prior to joining the CCM team, Fernando has served in positions such as accountant, financial analyst, manager, and consultant in various industries such as pharmaceutical, food, manufacturing, and retail. He has also participated in audits of federally funded construction projects conducted by local CPA firms on the island.
Fernando is a Magna Cum Laude graduate from the University of Puerto Rico in Bayamón and was a member of the honor roll during his university studies. He is an active Certified Public Accountant (CPA) and a member of the Puerto Rico Society of Certified Public Accountants.
Yarilis García Cruz, MBA
Accounting Supervisor
Yarilis García joined the CCM family in 2012. She graduated Magna Cum Laude from the Ana G. Méndez University with a BBA and obtained and MBA in Accounting in 2018 . She has over 20 years of accounting experience in different industries such as commercial real estate, public accounting, auto financing, restaurants, and, fast foods. Her functions include supervising general accountants, accounting assistants and clerical personnel. She is also responsible for the preparation of financial statements, annual budgets, annual audits, and development of procedures and guideline’s manuals for general accounting and accounts payable.
Yuraima Rivera de Jesús
Executive Assistant to the President
Mrs. Yuraima Rivera is a licensed Real Estate Saleswoman with experience in Management and Supervision since 2003. She is responsible for assisting and helping the President of the company in different areas and departments of the company such as, Research and Development, Leasing, Operations, Project Management and Tenant Representation. Mrs. Rivera is also an active member of the International Council of Shopping Centers (ICSC) and has a Six Sigma Green Belt Certification.
Fray Quiñones
Information Technology Support & Maintenance
Mr. Quiñones is responsible for all Information Technology support and maintenance at CCM, including the properties we manage. He works in coordination with a top level consulting firm in order to keep our company up-to-date and operating with the latest technology to achieve fast and efficient procedures. He is a graduate of Universidad Interamericana with a degree in Computer Sciences.
